The tools that actually surface real information
Court records search: Housing court filings are public records in most jurisdictions. Searching your county court's online portal for the landlord's name or the property address will show eviction filings, habitability disputes, and any cases the landlord has been involved in as a plaintiff or defendant. This is the most credible source because it is primary government data.
Local housing authority or building department: Most cities maintain databases of code violations, building complaints, and inspection failures linked to specific addresses. Search the property address on your city's Department of Buildings or Housing Preservation website. In New York City, NYC's Housing Preservation and Development portal shows complaints, violations, litigations, and bedbug reports by address, updated in December 2025.
Rental Protection Agency: The Rental Protection Agency maintains complaint records on rental properties across the US, compiled from public records and tenant-submitted reports. - Can you provide contact information for a current tenant I can speak with?
- What is the process for reporting issues and how are they typically resolved?
